Christy Asher, President and COO
Christy Asher has more than 14 years experience in accounting and management services for the operation of property management companies and a diversified real estate portfolio, including residential and commercial properties, and agricultural land.
For the past six years, Asher headed the Accounting division as well as was acting MIS and Human Resources manager for Community Property Management. In these capacities, she was charged with providing daily management of assets, operations, finances, supervision of an eight-person staff, and management of a portfolio of financially contracted clients.
Asher provided preparation of CPM’s corporate financial statements, and the monthly review of the association financial statements (whose assets were in excess of $35 million, over $19 million liquid and more than $1.5 million in operating funds). She also handled corporate budget preparation process, including negotiating and forecasting for office equipment leases, printing costs, advertising, accounting department salaries, office-related expenditures, and monthly review of general operating and administrative expenses and accounts receivables. Asher also prepared statistical analysis for utility usage, monthly and annual cash flow, and accounts receivable as needed.
Other duties at CPM consisted of managing and directing payroll preparation and quarterly and annual tax filings for the company, as well as implementing and maintaining a comprehensive benefits package that consisted of an HMOP/PPO health plan, 401k and a cafeteria plan.
Prior to joining CPM, Asher was with Pacific Earth Resources where she was responsible for staffing, training and field evaluation of on-site and corporate personnel. Asher was also charged with providing full function accounting through financial statements for individual, trusts, estates, foundations, partnerships and corporations.
Asher has also served as treasurer for the Greater Los Angeles Green Industry Council, and has been involved with the Channel Islands chapter of the Community Association Institute. She holds a B.S. degree in Business Administration and Finance from Cal State Northridge.
Cheri Conti, Senior Association Manager
With more than 10 years experience in association property management and in excess of 15 years in the building construction industry, Cheri Conti is a well-rounded professional with a proven track record and a wealth of contacts.
Her most recent accomplishment was as an Association Manager at Community Property Management, where she personally oversaw a portfolio of 10 homeowner association clients representing 1,135 units, generating a combined monthly contract revenue of $11,895.25 per month. Conti was also responsible for actively marketing new clients for the company.
Prior to a 10-year partnership in a family-owned general contracting business that specialized in rough framing, Conti served as an Assistant Projects Manager for U.S. Condominium Corporation/AR Development, a major home builder of both single- and multi-family units in Moorpark, California. There she was responsible for contract administration, tract map processing, processing projects with various public agencies such as DRE/VA/FHA, construction loan maintenance, and homeowner association processing and management.
While a partner in the rough framing concern, Conti handled contract negotiation, labor management, financial planning and review and public relations, as well as provided support for on- and off-site personnel.
Conti adds to her credit numerous related activities, which have included involvement with the Community Associations Institute (Ventura and Santa Barbara Counties), Board of Directors-Ventura County Building Industry Association (1987-89), Chairman of the Membership and Member Subcontractor Purchasing Agent Committees of the Ventura County Chapter Building Industry Association, and service on the Apprenticeship Board Carpenters Union Local 2015.
